Here's the latest on the Pacific Concourse Project (located behind the Airport Courthouse on La Cienega Blvd ):

The Draft Supplemental Environmental Impact Report for the “Pacific Concourse Project” has been published.  The formal public review period is from June 29th to August 12, 2004 .  Here is some important information for the upcoming hearing:

As you can see, community input on the Draft SEIR/EIS is due by August 12th, which is less than a month away. 

Project Overview:  Basically the “Pacific Concourse Project” proposes to construct two buildings containing a total of 450 residential units in two separate buildings, with a maximum height of 55 feet.

Developer’s Objective:  According to Section 2.4 (a) of the above-referenced EIR “The State of California has declared that the availability of housing is of vital statewide importance”.  Apparently in order to solve the statewide problem, the developer feels that it is appropriate to fill the void in our area.  Don’t forget that directly across the street south of Del Aire an 850 unit residential community on the site of the LAAFB has been proposed.  The development of both projects will contribute a population of approximately 2,600 people within an area of less than a mile radius (not including children).  This will greatly affect our community, whose resources are spread too thin already.  If that isn’t enough, Del Aire will be directly affected by the LAX expansion as well.

The EIR states that there are alternatives to this plan (Page ES-2 of the Executive Summary):

1.       The No Project Alternative would deny the proposed project application without further development.

2.       The Existing Entitlement Alternative would develop office buildings with a maximum height of 200 feet.

3.       Reduced Density Alternative would reduce the density by half, by lowering the height of the structure, leaving 225 units.

is August 12th!
